It is the landlord’s responsibility to make sure that rented property is fit for purpose and safe in relation to electrical wiring and fixed appliances. An Electrical Installation Condition report is required at each change of tenancy, or every 5 years whichever is sooner, to verify that the electrical wiring has not been damaged or changed in any way.

  • Any change of use
  • Any alteration to the existing installation
  • Any reason to believe that the installation may have been damaged
